800 Acres of South Texas Paradise!

Paradise Ranch is comprised of 4000 acres of diverse landscape including south Texas brush, infinite hill country views and Trans-Pecos desert lying between Muela and Little Muela Creek. Located at the intersection of Uvalde, Kinney, Zavala and Maverick counties the ranch lies in the fabled Golden Triangle area known for Muy Grande whitetail deer and a diversity of wildlife like no other region of North America.

Located 20 miles west and south of Uvalde, Texas, access is by a guarded private asphalt road from county road 1022. The property has an existing shallow well with windmill which the owners are prepared to electrify. The property is completely fenced. The property supports several large stands of Oak and one of the largest Pecan trees in the county. All of the whitetail's favorites protein browse exists in quantity on the property resulting in several 200 point or better deer being harvested in the area during the past several years.

Paradise ranch was founded in 2003 from land currently owned and managed by John Bitters III. The ranch was part of a 9000 acres game managed preserve for twelve years known as the Covered Gate Ranch. The ranch is widely known as one of the premier outdoor destinations in South Texas and has been featured on syndicated TV shows featuring Deer, Exotics, Turkey, Dove, Quail and Waterfowl hunts. The current owners wish to continue and expand this program to include year round non-hunting based activities such as bird watching, trail riding and mountain biking. All of these activities will be conducted on a very limited basis so as to preserve the tranquility of the area.

Currently the owners are offering 800 acres of this ranch as an investment for a like-minded party to either enjoy as a private or commercial venture or a combination of both. As a commercial partner, revenues will be split accordingly and should significantly offset the cost of ownership. The property will be a member of the Paradise Ranch Coop, registered with the Texas Parks and Wildlife, therefore affording it the expertise of state game experts and wildlife tax exemption.

Parties interested in this opportunity should contact Michael Stewart rancher106@hotmail.com to schedule an interview.
